Smaller Properties Surprising the Business Gurus


The government data has revealed that Dubai has seen a drop of about 44.8% in the buying trend of average size homes and apartments during the first half of the year 2012. According to the stats released by this report, there was a 24.5% increase in the number of transactions as compared to the first half of 2011 but the size and value of property has shrunk that is surprisingly inversely proportional to the increase in transactions.

The data collected by Dubai Land Department indicates that although the number of transactions has increased by 24.5% yet the average size of property bought in the first half o this year was around a hundred and a half sq m less, 139 to be exact. The property prices also saw a downward trend as the sale prices of the properties dropped 23% comparing to the same period of the previous year. It was 2.8m AED in 2011 while it is AED 21.4m this year which is quite a worrisome figure for the Dubai administration.

Mr. Mario Volpi of Cluttons opines that the fall in prices might be de to the shrinkage in the size of the property as more and more people are asking now for smaller 1 or 2 bedroom units while the demand for 3 to 4 bedrooms apartment is falling down. Mortgage transactions have also dropped dramatically and there has been a decline of 23% in the mortgage transactions and the reason can very well be the people’s priority to buy with the cash instead of mortgaging.

He, however, was hopeful about the future of mortgaging in the country as he believed that the scores of mortgaging schemes that the banks are offering to the customers these days in order to alluring them into this business, and this will certainly boost mortgaging in the country. Mr. Volpi is the head of leasing and sales department for residential property of UAE at Cluttons.

Mr. Matthew Green opines that the realty market will show a positive trend throughout the year in the residential sector but the volumes of transactions, as stated above, would continue to remain low comparing it to the first six months of the year. He said that on the grounds that during Ramadan especially and throughout the summer, the prices remain almost the same. Mr. Matthew Green heads the department of research and consultancy at the CBRE.

All Hospitals in Dubai will now have “Aman”


Dubai administration has always vowed to make Dubai a welfare state where people and their welfare come first and foremost in the eyes of the state. For this purpose they have been providing best education, residential as well as healthcare facilities. One of the most advanced technologies recently introduced by the Dubai Healthcare Authority (DHA) is the DATIX system. The system is named as “Aman” and this technology helps improve the quality of treatment of the patient as it keeps a record of the patients and thus helps the doctors to understand the issue in minimum time. Nakheel’s Battles with Property Owners Continue


Nakheel took another decision in Palm Jumeirah Island that has spread discontentment among the residents. This time it was the pools that were drained by Nakheel over the service charges issues with the owners as Nakheel claims that still an amount of AED 15 million was owed to it by the owners. The most affected of this decision are the tenants who are neither responsible for what owners have done to Nakheel nor are liable to pay them anything in this regard as it is owner’s responsibility to pay such service charges, yet are being deprived of this facility.

This has given seed to new speculations and dissatisfactions among the residents. They think that Nakheel might not allow them to access gyms and elevators also as a next step if service charges are not paid by the owners.

The battle between Nakheel and the property owners has been going on ever since 1300 residents were denied the access to gyms and beaches at Shoreline Apartments six months ago in December, 2011. At that time, Nakheel had claimed that AED 72 million were still not being paid by the owners to Nakheel. The company that has already been facing financial crises was heavily criticized over the decision of denying the residents’ access to these services.

The chairman of Al Habtoor group, Mr. Khalaf Al Habtoor also criticized the decision by saying that if anybody is told after buying a property that he has to pay additional charges for using the beach, he would retaliate. He also believed that the state was innocent of all these issues and such things are only damaging the country’s repute in the international market. He didn’t think that the higher authorities had any idea of the problem and believed that the issue would not be under their notices.

Water Discus Hotel – Dubai Goes Underwater


Dubai has always come up with some fantastic ideas over the years in order to enhance its tourism and business by developing some of the most outstanding structures in the state. The latest of such ideas is the underwater hotel “Water Discus Hotel” that is to be built in Dubai by Drydocks World in cooperation with the Big Invest Consult of Switzerland. This hotel is being designed by Deep Ocean Technology that is a Polish company and will have 21 rooms in total each with a capacity for two persons. This hotel can also rotate and it takes an extra-ordinary mind to imagine such an idea.

Ocean would be viewed from within the rooms and gigantic windows have been erected in order to give a pleasing view of the sea. The rooms will be 10 meters below the surface of the sea. The hotel can also rotate and to add to the attractions of the hotel, underwater diving training will also be given. There is a large disc shaped roof of the hotel as well which is above the sea level where a garden, a terrace, swimming pool and a spa are to allure the visitors into taking a look at its inside.

The hotel will certainly be another attraction among the charms of Dubai along with the world famous Palm Jumeirah islands and Burj Khalifa etc. Tourism, that has been the main focus of the city administration for the last decade or so, will certainly see a boost with this another addition in the marvels of Dubai. Dubai property that has recovered from the recession will further heighten with its induction and all these are good signs for the business community of the state.

The environmentalists are of the view that such hotels are better as compared to the ones built on land because there is no need to cut down the trees, ruin the natural view and make a building that earns for man only after disturbance in the lives of so many creatures.
